Things that you need to remember as a seller… the buyer doesn’t care what you owe on your home, or what you paid for your home. They are only concerned about what your home is worth today and if they can get it purchased at a discount! Buyers are not just looking for deals, they are looking for steals! That is something you want to keep in mind when you are trying to determine the price of your home.
Setting the price right is the biggest and most important factor when it’s time to sell your home. A lot of people think they can price their home high and then come down over time. But in doing that, you risk the chance of losing buyers that won’t look at your home if it’s priced to high. They may go ahead and make an offer on another home, since yours’ was “priced to high”. This is a risk that you may or may not want to take.
Most home buyers are looking at homes on the internet before they go out to look at homes. They typically look in $25,000 increments. For example, they might be looking at homes between $250,000 and $275,000. Or between $275,000 and $300,000. If it makes sense, you want to be on the lower end of the search criteria. This will make it “appear” to be a better deal. On the other hand, it might make sense to be on the “higher” end of the search criteria.
There is no real “secret” to selling your home fast other than making sure that it is priced correctly and is clean and free of clutter. It’s amazing how many people put their homes on the market that are dirty, things are broken, and in need of fresh paint! If your home is clean and free of clutter… If your carpets are cleaned and you put a fresh coat of a natural color pain on the walls, your home will be ahead of the majority of homes.
First impressions are so important when you are selling your home. You want it to feel comfortable and “homey” for potential buyers. Be careful with paint. A good neutral color can make your home appear cleaner and neater. However, don’t spend too much money on paint, and do not use strong bright colors. The majority of people don’t care for strong colors and will just come in after you and re-paint it. It might make more sense to offer a paint credit to protentional home buyers rather than having the painting done beforehand. It will really depend on your home, and how bad the walls are. It’s really something that your professional realtor should be able to help you with.
The other thing that surprises me when people are selling their home is that they don’t always make it available. It’s interesting how hard and complicated it is to get into people’s homes. As a professional buyer’s agent, when we are setting homes to look at, we might have 5 to 7 homes the buyer wants to look at, we’ll start with the home furthest away and work our way, in order so there’s no back tracking to the closer homes. We normally schedule an hour or so at a home, to give us a little flexibly in case we hit traffic, or stay at a home to long. The homes are in a specific order. It’s strange that home sellers don’t comprehend that, and want the buyers to look at the home around the seller’s schedule.
